Que vous soyez propriétaire, locataire ou investisseur, ces règles visent à rendre les habitations plus confortables, économiques et respectueuses de l’environnement. Quels sont les grands axes ?
- Tout logement privé (maison ou appartement) doit disposer d’un certificat PEB qui analyse sa performance énergétique, indique sa classe (de A à G) et recommande des travaux d’amélioration.
- Les travaux de construction ou de rénovation soumis à permis d’urbanisme doivent respecter des exigences PEB : isolation, ventilation, vecteurs énergétiques, installations techniques.
- Une obligation d’entretien régulier des installations de chauffage et eau chaude est également prévue : un contrôle périodique PEB, avec attestation obligatoire.
- En cas de non-respect de la réglementation PEB, des sanctions administratives ou pénales peuvent s’appliquer.
Pourquoi cette réglementation ?
Le secteur du bâtiment représente une part très grande des émissions et de la consommation énergétique à Bruxelles : 56 % des émissions de gaz à effet de serre pour le bâti résidentiel.
